I am not usually the smartest person in the room but I like listening to them and paying attention to their advice.

The house had way more potential in person than the mls photos showed.I know the market well here. 

If they pay out my equity at lease signing, can I 1031 exchange those funds into a new property even though I technically still own the building and will for a while?

(And offered to pay to fix it)What concerns me is she did not reach out to the person below or contact anyone .

However just know that you wont be eligible for most residential loans if you decide to put it under an LLC assuming your needing funding.

Exterior work involved repairing the roof, painting, replacing rotten wood, and installing new light fixtures.Multiple contractors were engaged for the project, with licensed professionals handling electrical, plumbing, and HVAC upgrades.I have compared the comps in this area on Zillow and it’s in the range of 115k to 130k. all else checks out, except that I do not have boots on the ground to verify in-person.  

I'm going to make a separate savings until I have the extra funds to invest into it.
