They are only "disastrous" when people use them improperly, which can also happen with a city sewer system.

I guarantee people would lose their mind, and the government would get involved, if hotels started charging everyone cleaning fees.

The key is figuring out how to get people to rent the unit in the off season.

But I do know that people often spend thousands on a beach house for the week, and depending on its proximity to the water, will pay even more. 

I've been doing mailers to find off market properties for about a year, and I'm curious what works out in the Orlando area for other people. 

Or you could potentially get a private loan as a second but 1) the bank probably wouldn't like that and if they found out about it, would likely at least have the right to call the loan and 2) given private loans usually have very high rates, it would probably make more sense to just refinance it. 

I feel very lucky to have such  successful, caring, and knowledgeable people give me such great advise.

If so, then househacking in NYC makes sense because that gives enough runway for the strong appreciation in this market to yield you the returns that would justify investing here. 

Pick deals based on how much money they'll bring in, where they are, and how many people want to rent there.

Attend meetups and meet as many people in RE as you can.
