Also I hear how people can hire their kids and pay them to do tasks without going the W2 route if you pay them less than 13,500k per year.Is this true and how to do people usually pay them straight from the corp to their bank account?

People are strange. 

If you haven't put the best possible,  experienced people around you, I might suggest getting involved with your local real estate investment groups...many of these people will have experience and contacts that could help walk you through the steps required to make this project safe and profitable or to show you why it might be something to walk away from. 

I will gladly take any suggestions like meet ups, learning websites, books, podcasts, or even meet with other people who started real-estate investing to talk while I buy them coffee or dinner. 

I know many people that would laugh at such a request.

It'd be great to have some people physically around me to keep me accountable.

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.
