The only one ive ever had send me a deal sent me something that didnt sell on the mls so they marked it up ten grand.

I can make my cash to close number a few grand more or less appealing just by making up an assumption there, to either bring business in the door and have a 'bad news' conversation later, or I can estimate 29 days, hope I don't lose your business because of ignorance, and have a 'good news' conversation later.

When there's a few hundred grand on the table, and you've got it tied up in contract, sellers have an AMAZING ability to suddenly cough paperwork up that they previously said was impossible to come up with.

My total end goal is up in the air, but i would love to be able to match my month net from work "just in case", of course more would be amazingbut realistically if i could end up with a couple grand, net, and continue to pay them off at the same time that would be greatthanks
