I have them on lease till the end of July 2007. 5/2 house with pool 2100 sq ft. nice layout, wood floors, fireplace, etc...I pay pool and landscaping.

Doing these loans with low LTV's (Loan to Values) and with the borrower having enough skin in the game (their own cash), you can mitiagte risk.Another option is notes/paper.

No way of knowing you're just not getting ripped off for some paper and numbers.Don't take it personally, I give my contractor friends the same load of stuff, they now I'm right and just smile saying "well, can't blame me for trying".And, the investor needs to be able to estimate his own rehab, not rely on others.
