Heavy as hell, crumbles, and a royal pain to pull up of they did it right.

This could be an indication that they are going to be a pain from day 1, or it could be an indication that they are responsible tenants who started looking early and found a place they really like and will take care of. 

Do they really do what they promise to do or it is painful?

I agree that Airbnb is not easy money and can be quite the pain and I also totally agree that one bad personality can ruin things for everyone else.

Since I literally couldn't be further from Ohio at the moment (I'm in Asia), this has been another pain in the a.. since I'm 12 hours ahead.If that doesn't work, I'll try @Stacy Preston idea.Thanks,Brian

BRRRR definitely meets both criteria, however since you aren't local to the US it maybe a small challenge to find that managing the remotely is a pain. 

Having a bunch of expensive appliances sitting in a construction zone for 6 months will pretty much guarantee damage, will be using up time on the warranty while they sit there collecting construction dust, will annoy your contractors who have to move them and work around them, and is just generally a pain.

Doesn't "GC Joe" get a discount from "Plumber Sally" who he gives regular work to all the time (v me a pesky homeowner who is going to be a pain in the butt to deal with all around, or even if I'm a flipper I'll only give her 2 jobs a year)?
