Unless you can't evict locally because of COVID restrictions, get on the eviction ASAP, come Monday, you should have cases pending agains't all three.I am not opposed to working out payment plans and deals esp. if this is a class C or lower area?

Likewise, I have a cold cellar, which, as I understand, is extremely uncommon in CA.Some less desirable factors to consider: it is lathe and plaster, as opposed to conventional drywall, and I have had a couple professionals who were unable to do work for me given their lack of familiarity as well as one who created more repair requirements because he too was unfamiliar and went ahead with a door replacement anyway; the house has sash and case (proper term/spelling?)

@Mike Miller often times in order to 1031 into someone's deal (as opposed to 1031ing from one of their deals that you've invested in to another), they will require higher amounts of capital to make it worth the additional efforts.

I prefer first-timers to get something safe and stable with a solid return, as opposed to a risky high-cash flow "deal", ESPECIALLY if it needs repairs and you aren't local or experienced in those items.
