Last week, I learned about Section 8.52.110 which is an LA County regulation requiring an owner to compensate residents they are evicting through the Ellis Act (no-fault) anywhere between $7k and $20k depending on the number of rooms in the apartments and the age/disability of the resident being evicted.I believe Hermosa Beach follows this rule, the city lies within LA County, but can't verify with anyone from the City if the City has a rule that supercedes the LA County rule.Can anyone with knowledge of this rule and how it is applied point me to a website or other source of information that would answer this question?

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I tried to reach out on the 16th to see if they were going to have the rent ready on the 18th but never got a response.

In the end, I would've been happier to have never purchased them in the first place.

My insurance ended up having to foot the bill.

Never again, apart from friends who are friends because I met them through hiring their company.

I end up filling in three states total and it was $500 for all that.

This plan you have is flawed in every single way and will end in disaster.
