You can always speak with the tenants and come to an agreement (in writing) on a mutually decided move out date.

If they are wanting to change the terms of the tenancy, then you can have them sign a new lease with increased rent. as @Marcia Maynard stated, anything is negotiable as long as it's mutual.

It would also be beneficial to speak to a lender and have them explain to you all the financing options available which will give you a better idea of how much money you will need to start off.

I also feel that getting the HELOC at current prices would be more beneficial than during a possible upcoming downturn.

I’ve read that going to REIA meetings can be very beneficial, especially to newcomers like myself but I’m not sure how to find when/where they meet.
