At the same time, there’s also a small group of sponsors with alot of experience (full real estate cycle) and who have built up enthusiastic investor bases over time and whose deals fill up very quickly.

If you really are going to cycle money back and forth in a short timeframe, then maybe the HLOC is the way to go. 

Yeah definitely closer to that 50-60 number for listings in that time range, of course it comes in cycles but this is over 20 years, always mind blowing at the crash of 2008.

And even upon re-inspection, there is nothing preventing them from nitpicking and giving you a new list of issues you need to fix, thus putting you in a never ending cycle of repairing the property and chasing your rent payments that you will likely never get.

As in, how much revenue will this investment produce over its life-cycle. 

When someone moves out and oven is dirty just start a cleaning cycle (hopefully while utilities are still in their name) :)

Or are you referring to purchase that was completed in 2006 to 2010 in which case you purchased in the midst of the worst housing depreciation cycle in over 50 years? 

Population growth(cycle)In my opinion, growth will last longer in bigger cities. 

But I will concede that the opportunity to cycle your entry into private investments can certainly be a even more effective benefit.
