If they are not out on time they are into another month of rent or at the very least a pro rated amount.One could argue that if they cause you to loose a months rent because they did not leave when they are supposed to that they owe you for the loss.I would talk with them and nicely ask do they see any problems with being out on time.

Of course those good ole days are gone, but I do see that lenders are loosing lending requirements on a regular basis, so it's getting easier to keep properties and leverage them, which is always my preferred modus operandi.2- a 1031 exchange may work well.

Most times if the tenants see me I probably look homeless, since my construction "uniform" is a Carhart shirt with pocket, loose drawstring shorts, black work socks and heavy duty steel-toe boots.
