I don't mind paying for quality work,  but don't wanna go broke either.So any suggestions on how to locate someone would be appreciated.

We all want to buy a $20M house, private jet, be able to afford houses in the most desirable locations on the planet.

I've bid on a bunch of these as have my clients, and there are many reasons to see them in advance (mold, bad location, terrible general condition of property, bad septic system, etc).

But I guarantee you the companies putting their name on the top of buildings in downtown Atlanta or Charlotte are paying a lot for it or getting equal value in lease negotiations.It sounds like your particular sign has some solid value to the business so I would start out asking for something for it in your negotiations and go from there depending on what else they and you want.The only caution I would throw in is to look at how valuable that location is to the bank.

Property is located in the Brewerytown section of Philadelphia.My architect is charging $9k which includes everything.

you are too much into thr deal and your not a real estate agent which is very illegali am a property locator i specialize in wholesale contract properties for home flippers or for estate agent that want to invest with an intent to hold for rental propertiesi simply use wat my investors want specifically in a contract and property  i communicate with the owner or contract holder and try my best to let them know hey this is what a potential buyer wants their contract to look like and so forthif they agree then i step out and give them conract information to my flipper or invester and that's it i am done with the  transaction.my investers pay me for the information of a potential property for them before they even see the property or get any information about the property..
