FHA is still an option but you have to refi out of it to get rid of mortgage insurance. 

I have not ruled out buying existing and that is a very viable option.

I am only considering Pittsburg since it's closer to SF/Oakland.Finding more options in Pittsburg within my price range as expected so trying to see if I can find a deal there if I don't find anything in Brentwood.

There are a lot of options for real estate investment in Reno Tahoe.
