That's a really simple calculation that doesn't take into account the time value of money or lost opportunity cost.

Do I have any debt ...nope, nada, zilch...so the prospect of paying for a house outright was a simple matter of “yeah I don’t want any debt servicing” but I didn’t take in consideration the cost of self financing.

Simple math why this should work is - I am putting zero dollars from my pocket and getting new roof and ALL financing cost is covered by electricity generated by solar panels...net-net, zero impact on my bottom line and with in 5 years the value of my investment is increased by almost $300K++ because of new roof and solar electricity!!

the entire mid west and rust belt and deep south literally hundreds of thousands of homes to buy at that price point.. its all abou t the team.. you can get an idea looking through TK reivews see properties side by side.. then call the owners and chat about them its free etc

The styles are simple and the doors and even face frames can be replaced by going right back to the big orange box store.

There are literally millions to be made in your own backyard.

Literally, your taxes will look the same whether you have that LLC or not.  

It’s simple math.

But it's still a simple measurement for me to make sure I'm being disciplined, and something I can compare against other investors who I respect.
