If the dispute is over the Indiana house, you likely need to file in Indiana, and therefore need an Indiana-licensed attorney.

Since I was in Texas and I planned on staying there I found out that I was qualified to take the real estate brokerage test so I got the license.  

I like the word "Bush League", I haven't heard that in a while....I agree that many wholesalers do sell other people's property's and call it "co-wholesaling", but in my mind it really is pretty much selling without a license as they don't have any interest in the property.
