The LO I use for my investments can have you pre-approved same day if you submit all the necessary documents (pay stubs/W2, credit report, loan application, bank statements).

I did a bit of research and wondering if the current interest rates, high real estate prices, and weak 12-14 week rental period make it a bad investment.

Hello, I cannot find a lender to get me a second mortgage on my investment property vested in an LLC. 

If we invested for just a 12 month thing, most investments do not make sense especially real estate.

For your first property, I recommend getting a property manager or having boots on the ground if you're investing out-of-state.
