@Emily Refi checking back in with the post, I've gotten in contact with local lenders and they are all telling me the same things which leads me to believe finding the right lender with good financials as @Ned Carey mentioned will be most important.

It depends on what you want, if you want to be almost 100% independent and earn the max commission a cloud broker might be best if you need guidance and/ or leads and are willing to give on commission for it a more traditional option may be a better fit.

Then we had really bad rain, it caused a leak, which lead to a few pieces of dry wall getting mold so we fixed the leak, treated the mold and replaced the drywall.

Ned it may not be a law but the title company can have their own rules and simply not insure them.. nothing says they have to.as Wayne says tons of fraud with Notaries and the east coast leads the nation in title loss's.. according to Pat Stone .. at least that's what he told me at lunch.. just like people get private folks to sign quit claims record them .. and now no one will insure the title going forward.. they don't trust docs that were not prepped by a title company or in your area attorney … I have seen that..
