I'm not a newbie in real estate investing (longtime landlord), but what I've seen regarding wholesale offerings, your advice is spot-on. 

For landlords Cozy seems to have more features like property listing and background checks. 

I'm assuming the following should all be in the name of the LLC and not me as an individual: -contract with property manager-insurance policy on house-any utilities I continue to pay for (so, for instance, checks to the gardeners / pool guy should come from the LLC) Anything else I might be forgetting?

My goal in the structuring of the deal would be to ultimately leave my grandparents with a passive cash producing asset so that they still have the benefit of the income without the hassle of being a landlord. 

Are there any flippers or landlords in the Salt Lake county in need of trash out, move in, move out , lawn care?

I understand that the lease says this, however as a landlord myself, I don't think this statement by itself is legal. 

Hello, I wanted to reach out to see how other independent landlords collect application fees.I manage the property from out of state, so physically being at every showing is impossible - and I don't necessarily want to tip my hand that I don't live in the immediate area to prospective applicants. 

If the consensus is that I should agree to rent to them, as the landlord, how should I articulate the leasing terms in writing to protect myself? 

When I was younger, I had promotions and job re-location, and that's a sore point for me if the landlord grabs my raise for having to move to a better job.

At least with the REIT's you get diversification and the minimum is very low.As far as pooling money with others, all people in the deal have to be accredited.
