Each co-host charges a different rate.With an Airbnb or other vacation rental, you'll need to fully furnish it, from the bedrooms to the living rooms to the kitchen (fully-stocked, including not only utensils and plates but staple food items like cereal and cookware too). 

He recently replaced a kitchen sink for $200.

Had been mostly vacated the last 3 years and negotiated about 10K off list price and got the jet boat, appliances and the dirty carpet!

But generally items like appliances, carpet, paint, cabinets etc would examples of items that the landlord is able to depreciate over time on their taxes and therefore is expected to replace when needed.I hope this helps! 

In high school I worked in the kitchen of a convalescent home.

I've made several improvements (kitchen & bathroom refreshes) to the property *with owner approval* to increase desirability thus increasing how much we can rent it out for.

It was a relatively smooth start, but the homes seem to have major repairs (Such as drainage issue, kitchen tiling etc).

The layout is a bit off and would require some re-working to be livable (downsize the kitchen, put up a wall to create a proper 1-bedroom, add closet space). 

I am thinking with the fall appliance sales coming up of upgrading appliances to stainless or adding water saving toilets (water is paid by me).

Light remodel of bathroom and kitchen, painted accent walls, added a gate to make an enclosed patio, and gave the place a general ambiance/brand.
