I have 2 friends who bought 2 - 2 bedroom condos in that area.

Also I find asking friends and family to recommend people sometimes can lead to great contractors that you can build a relationship with.

I'm originally from the Orange County area and have been in DC for 5 years, I'm ready to move back home but I can't find any Wholesale or properties in need of rehabilitation that will allow me to get back to the Irvine/Newport Beach area at a decent price.I go to OC one week a month for work and I'm only seeing overpriced deals in the nice areas of South OC, and market rate or just above market rate in areas like Westminster, and Santa Ana, these use to be the go-to cheaper neighborhoods.I'm getting so frustrated I joked with a friend about funding a Wholesalers marketing campaign just to get a property in the Irvine/Newport area since that would be cheaper than paying above market rate.

How can a landlord get away with saying you have drug activity simply because you have a few friends who visit?

I now keep all my remaining SF properties in my name or my wife's.In contrast, I have a friend who is a serious investor who went the other way. 

I have a good friend that puts everything in property-specific LLC.Now, as I'm moving into apartments,  I'm selling off the single family. 

Our friend isn't answering texts...The city just finished a lot of street work in front of our rental and it's time to replace the mailbox.

I have some friends with rentals here who have told me of some of these advantages.
