The downside of going after buyers first when you have no experience is that most real buyers get bombarded with “deals” from other wholesalers or get their inboxes spammed with “join my buyers list” emails.

If I were you I would join a local real estate investor facebook page for your city.

So ideally you can join a company like this until you meet your minimal requirement to go on your own.Regarding your interest in becoming your own Broker, have you looked into the costs associated with that?
