@Shante Harris Seems like a consistant pattern, the same people jumping on on every wholesaler post...remember biggerpockets is just a website, its kind of like the facebook for investors....And just like facebook, people sit behind a computer and create fake lifestyles, make false statements, pretend to be this and that and bully other people.

But it doesn't bother me when the stock market drops...especially since it is my preferred way of investing money...only in dividend paying stocks that consistently grow their payouts.

My question is when a property is a shell exactly what type of repairs does that consist of and how do I calculate that??

I have been to the Cayman Islands plenty of times, and love it, but I want to find somewhere else - a hidden gem maybe... that has yet to explode as a tourist destination, but close enough to a major town that airlines can fly into as I need to make it somewhat affordable and accessible to people who would like to rent it out.

Your options 1-5 are not passive.Best option if you want to retire is to sell and re deploy the equity in a vehicle that will return a fairly consistent income.
