Nanaimo has some lower prices, still high, but lower than the surrounding area. 

The floor above is old hardwood flooring, so I doubt it would do much to insulate noise. 

I have completed a couple of new builds in this exact area and in surrounding areas as well, and while I do think there are good profit margins to be made and a lower entry price to get you there, it ultimately depends on what your exit strategy would be.

We could very well stay occupied Dec - Feb but the trailer doesnt retain heat well and our water pipes arent insulated so we don't feel comfortable hosting during those months, but I would guess about 40% occupancy during those months.hope that helps!

I am having trouble finding out where to go to surround myself with people not further along that have done stuff, I feel as it I have been reading too much and want to make a jump regardless of the risk.

Usually portions of drywall will need to be removed to look at structural loads, mechanicals, insulation etc.  

You can workout at home but the act of going to the gym and be surrounded by others doing the same thing can make it easier to actually do your workout as opposed to being a lot easier to flake out when you're at home.
