I can't imagine that the tenant is going to be jumping up and down to fork over another deposit if I can even ask for one.

I would imagine my area should be at the low end of the range, because the pipes are relatively shallow, ground is flat. 

Subs cost money a lot of money and there's timelines and timetables and like I said - each milestone has to get city approval/code.Also, imagine you get to the stage where it's done, do you know interior design?

I have two smaller time lenders that do 10% and one point for loans around 100kI can't imagine the interest rate on hard money would be a good idea for this amount.

I imagine this guy might not have known the answers to the questions I was asking and might get a kick back for signing people up.

While it may help track exactly how much of my reserves is attached to each property, I can imagine that when it comes to financing, it would be a nightmare--you'd be handing over mountains of statements anytime you wanted to purchase, refi, take out any kind of loan, etc.Cleveland is certainly growing, but I think most assets are overpriced, and it's flooded with investors.

Also you are really deep in the weeds on this and I'm not sure how you brought it up; but imagine for a second that she told you she wanted to open a restaurant and do it out of state, how would you feel on the first conversation?
