The market was hot, and there was a big demand for new houses.

Taking advice on here could get you into some hot water.  

Its for sure a hot market, but there are still deals to be had. 

I'm in Denver (super hot market) and it saves me a lot of time showing a properties to a less than par applicants or waiting for the applicant that "says" they are going to put in an application. 

The house is in a low-end neighborhood and will go cheap - under $10K.I have a hot seller and a hot buyer (if the price is right).What I don't want to do is spend so much money on title searches, closing costs and delinquent taxes that the deal doesn't work for anybody.Is there any possible way to get through this dirt cheap??

That became my big cash cow, from '78 to '01, when I did a 1031 exchange for 3 places in the Highland Lakes region of Texas.A couple of moves later I had two rentals in Houston that (barely) cash flowed, but we had red hot housing inflation.

Also, in a market that is hot with cash buyers lined up around the block to buy it on the spot with no funky terms it just won't work and why should it since it may be more work for the seller?
