Here a few ways to find buyers in your market:Find a local REIA group; there will be plenty of buyers therePost ad in Craigslist; can be simple and generic as you having deals available for investorsBandit signs (although heavily debated)Search county records for 'LLC' owners near the properties you have under contractSearch zillow, craigslist, etc for houses being sold by an 'LLC'Call around to landlords and property management companiesIf your deal is honestly a deal, no inflated numbers, finding a buyer will not be hard.

Through my education about real estate I would love to learn a little bit more about the deal.CONSIDERATIONS: Things I would heavily consider is how you will get the people in to rent the property, being away for so long I hope you have built property management into the expenses equation as BP always points out.

Seems like if I'm selling a flip in a hot neighborhood in LA where there's high demand for quality product at market prices, the smart play is to go with a flat-fee commission while doing what i can to market heavily to the buyers directly, before putting it on the MLS.
