Make sure there is a clause in your lease that states the owner/manager has the right to enter at any time there is a health/safety emergency, so you can document, diagnose, and repair the emergency. 

Might even help to keep the day job so you have that nice 1099 income coming in and maybe some benefits like health insurance.

If not, then the numbers don t support time and $ for an average cash flow business.There seems to be no vacation draw for tourists in your area.To make your property stand out from others you will have to add an amenity like a pool, hot tub to attract families and and or a higher day rate.

The father in law sounds like he has some mental health issues and is a busy body going around making up problems...his daughter told me he is a really handy guy and can help fix things around the house if I like and I told them no.

In my area, the environmental health department deals with sewage issues and they will inspect it and issue a red tag.

I posted about this about a year ago, but unfortunately had a health problem (not Covid) that severely delayed me in acting.

Look under sinks and around toilets and tubs for signs of water leaks.

They may not give us good health care but we can at least get into debt easily!
