I am not going to "partner" with someone that wants to be involved in every decision, particularly when the owner has very little experience compared to me.

Often, over the past 5 years in particular, tech has become the experience.

After breaking down the pros and cons the one thing I'm not unable to estimate is the appreciation difference between brick versus vinyl property and resale value so my question to experience investors is what would you recommend investing in for appraisal?

I would never pay for any tenant's utilities:  what is free is too often wasted. 

There are also some free options and obviously don't have many bells and whistles and will make it more challenging to switch to a paid accounting software.
