We also have an outstanding cleaning that keeps a great eye on things.

I have a tenant who moved-in in September, we went through the process of vetting, called his work place, his background check came back clean.

Not sure how clean dorm rooms are but I'm sure your home will be cleaner. 

Not sure if it will clean up or just have it removed and then replace with linoleum or carpet?

I've done the undergrad rental thing; got the t-shirt, probably used it to clean up a mess they left behind.There's also a lot of downward pressure on rents on the undergraduate side.

Plus, you are providing clean, safe, affordable housing to those in need. 

Will I be spending a lot to paint over graffiti, fix broken windows, or cleaning up after dumpers?

This is a bit of a hustle even when you are local as you have to manage cleaning people, painters, repair people, showings, tenant screening, lease signing, etc.

I hope this doesn’t sound too harsh, but this current pandemic is laying bare the fact that if you do not have ample cash reserves, you’re finished, because you are over-extended and have a good bit of hiney showing.You should not only be able to muster 20% down, but have $30K in dry powder.  

I really didn’t want to have to deal with cleaning it when she moves out or any necessary repairs.
