To me option 2 sounds better but wanted your feedback.With Option 2, you spend $100 more a month in interest.With Option 2, if you were to pay off the loan in 30 years, you’d be spending $26K more in interest.With Option 2, you saved $33K on the sales price.With Option 1, you have a higher bar to increase your home value at ($595K vs. $562K)

FAR/BAR AS-IS?

I came across David Greene's BRRR book on Amazon a couple of weeks ago, bought and read it and I am currently reading his Long Distance Real Estate Investing.Our previous investment strategy was to buy, hold and pay off our two rentals.

What i do know is tenant took the time to paint the apartment on her own which includes colors of green, blue and red and she had her wood floors stained because “she was tired of the color” i suspect it was to hide scratches and cat urine spots. 

I'm still super green and trying to formulate my strategy.

So far I've been using online sites to look for properties in Sylvania, Maumee, Perrysburg, Rossford, and Bowling Green.
