We put on the market , got first offer on the first week ( windows could not pass FHA guideline ) Second offer afterward. buyer could not get the loan. we do seller financing , however buyer could' not come up enough down payment.

If you put an inspection requirement in a foreclosure they will not take your offer.I have bought a few foreclosures and can tell you it is a gamble, just make your offer low enough to deal with it.
