This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 4) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 5) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Hello BP,Does anyone know of a competent, knowledgeable RE CPA within the Seattle area?  

If there is no way to push up future rents, then it may just be an ok deal with a lower than 7.3% rate.

An agent from Columbus suggested I ask around, but I'm still learning about the RE agent rules.

Everything in your first paragraph is logical and industrious, but almost everything after is RE jargon.

Go find the absolute cheapest cedar fencing you can find and get the price in writing.

I won’t be looking to re fi those anytime soon because my interest rates are so low with them but when I do my current lender has said they will be limiting how much they will lend based on the properties tax returns. 

You need the road for yourself and any future buyers.
