I have gathered that the smartest way forward is to team up with others who possess knowledge and experience that I do not so thats what I am doing here. 

For now, I am getting my property management company come over to clean up the unit again. 

And end user show up all the time at the auction looking to buy a house and either show up late or are not ready to bid on the house they want due to not having the correct cashiers checks or signed up with an auction company.

I do have a follow up question though on the topic.

Workers dont show up, supplies have shortgages, weather is never our friend lol, and patience (along with flexible but still reasonible planning) is key! 

Getting your buyers lined up is a good idea.
