The secret is to NOT be a "one trick pony."  

An ice and water shield membrane will do the trick if you need to add one. 

Simple, effective, and actionable strategies and tactics can have life changing results.Even seemingly complex problems and solutions are frequently made up of a series of simplesteps and solutions – but you have to see the possibilities before you can benefit from them. 

In my experience, on the borrowing side and selling side (to buyers of my flips trying to qualify for a mortgage) they frequently do not come through. 

There are many lenders who post on BP frequently.

Anyone willing to share tips or tricks with this newbie will be greatly appreciated!

Would a simple LLC do the trick?

The trick is to get them talking about the property, why they are selling, how much do they have to have.

Tenants seem to stay in the area for years, but move frequently from one unit to another.
