I am an active investor buying properties cheap good deals all deals must be at least 60% below market for fix N Flips any higher than that I have Zero interest it's no money in the deal.

Couldn’t find anyone to pinpoint the issue.

Looks like one is better for a flip and the other has an incredible upside with equity so we plan on holding that one.

In a competitive market like Reno, NV flips are rare and generally get multiple offers and are in contract in a week.

The issue here is that with investment rates as they are, I'd have to put more down (25% vs 20%) and then I'd be left with a long road to rebuild or repay that downpayment before I could repeat.
