This is for anyone who bounces on this thread and thinks paying 1/2 or a full month to a professional PM firm to place a tenant is too much.

What brokerage firm do you work with?

Flew out to local market, met Broker and Property Mgt firm, worked with them to identify the right project.

Now who will the selling agent likely help out - some agent from another firm or their buddy they just recommended over to you?

It took 6 months to negotiate all of that, mainly because of an unresponsive law firm representing an auto sales company. 

I've analyzed it every which way and have my numbers firm for the mortgage.

Also - network, network network.Most of the real estate firms in Israel that invest in the US (could be firms that invest in Israeli real estate also, but I'm less familiar with them) run very leanly.

I am using a law firm to do the collections and have already made an insurance claim. 

We haven't had much luck with the national firm we are using currently. 

Im a firm believer in investing locally.
