After I met with two different contractors, a property inspector and termite inspector, and firmed up our numbers I felt a lot better about the deal.

I would firmly say my criteria is geared towards a more safe investment that may not yield as much profits (newer properties in need of moderate cosmetic upgrades), but will hopefully be one that does not come with many expensive surprises. 

Some tenants like this are very resourceful and very resilient, and seemingly always locate aid.
