I will not comment however on the ethics of smoking in public because lets face it... we will never get everyone even close to coming to a concensus on that.

My question: As those of us with access to accurate market data and knowledge are the significant minority, do we have a moral/ ethical responsibility on calling out the fear-4-profit people on the their... well their lies (no pc way to say it)? 

Risk tolerance and work ethic is the hidden factor that can set you apart.For example, I have not yet used OPM, but I am trying to learn and do it.

Savvy investors, with great work ethic and long running track records, will probably fair better with leverage than "Jane and Jon" married couple going in on a thought that real estate is going to somehow be their answer.

Not much has been said about how difficult it can be to find that fair, ethical, quality tradesman , PM, agent, attorney, accountant etc that will do things right.

Here, the easy step is getting a Subject To under contract, the hard part is doing it legally, ethically, and responsibly.
