Marc M. How do I cash out 80% of Appraised Value on a Foreclosure Rehab?

I asked if I could use the appraisal that was done two weeks ago and he said that banks can no longer request appraisers and instead have to assign appraisers randomly....so if the appraiser I used happens to come up when the computer makes its selection I can use the existing appraisal (which could be likely since there are only 5 or 6 active appraisal companies in town) I also asked about the option of just selling the property to someone else, and he said that a 90 day seasoning period is all that is required along with documentation of repairs.

On a cape we did the large front windows were the old single pane double hung.We had a company here just make two pieces of glass sealed for insulation for each opening.The glass was also tinted.Then we framed the glass inserts in with jamb extensions etc. it looked great & saved us a lot on special order prices.Another one we replaced all the windows with those we could find at a contractors excess stock depot.

I know my neighborhoods, i have a good idea of the type and condition of home im looking for and have been window shopping extensively with online mls tools, bank reo sites, and some drive by.Im comfortable with estimating and who/how things will be fixed and upgraded.I know my purchase and reno budget.Ive been researching and studying extensively and have a bit of "carryover" knowledge from other areas.My first sanity check questions for the group have to do with financing and an agent.

So you may decide to give up a bit of ROI to ensure that you can handle the rehabbing on your first project by purchasing a carpet-and-paint-rehab type of house.I have not worked extensively with wholesalers as I normally buy directly from the banks or at the auction, so I can not speak to what impact they will have on your ROI.

But it means the seller was looking for a discount when selecting an agent, which isn't always a good sign.I suggest getting clear about the max. that you and your wife want to pay for the house and make your counter offer and leave it at that.
