(again I don't do many commercial loans, only have a few)They did not do full underwriting they're basically just extending the original loan.We feel forced into this due to the maturity of the loan (there was some mix up with a changed PO box and auto pay set up to pay off loan), but they haven't really disclosed much.

You need to stop the cash hemorrhaging pronto.If it is a condition, you're more than reasonable in demanding extra cash to compensate for lost rental income, but I'd execute an extension addendum that says something like this (not legal advice, seek your own legal counsel):Seller agrees to extend the closing to [date].

Another thing my friend told me is that the chemical treatment they put in the ground is residual for 6-8 years so you really don't need the extended warranty.

So when they explained how they negotiated and I asked if they would extend a more realistic offer, their response was that they won't extend any offers that are more than 20% off the list price.
