My first couple REO's had 1 contingency, a 10-Day window inspection where I could bring in someone more experienced than me to make sure I didn't get over my head.

As a newbie to real estate investing, I would love to hear from experienced real estate investors on their best advice for people starting out on this journey.

I'm new to STR's but I get that reviews are huge and want to make sure my long term tenant feels free to leave if needed vs harassing guests. 

Here’s the stats - -$500 to activate line (credited back if deal closes in 90 days) 
- 3.5 % origination fees 
- Close to 10% rate 
- Each project is reviewed/underwritten by FoA, which could take up to 30 days 
- Up to 90% acquisition & rehab, I believe 
- Standard draw rules on rehab side - Line is up to 5x of assets, equity in home, 401k, etc- Line has to reset to zero once per year

Has anyone experienced this before and is it possible to get long term financing without a seasoning period?

I would offer to meet them to give them the deposit and review the lease at the same time if I wanted to live there

Here are my best three bullets worth of advice:Get and review client references - Talk to the last couple of investors they sold a deal.
