Christian, if you’re already an experienced investor than disregard what I say.I see many new investors fail tremendously simply because they don’t know how to determine value.  

One of the best ways to do that is to get experienced investors on your team working on the deals with you. 

I'm experienced with bank foreclosures/short sales etc but not HOAs. 

I am searching for experienced investors that have done lease options.

Know a lot of experienced investors also have rules of thumb they have developed (like $250/door for cap ex per year) or other round figures to help quickly underwrite.

A good investment focused agent can help by directing you to lenders who are experienced working with buyers purchasing a two family as their first house, help you identify areas to look in based on your qualifications, provide feedback on rents and potential appreciation and most importantly act as your advocate during the offer/escrow process making sure that your interests are represented.  

Get an experienced investor to double check my numbers.

This, in turn, makes each investment a little safer because it reduces the effect that experiencing a loss will have on your wallet.
