Keep in mind, as @Brian Burke stated, your LLC  members would still have to follow the syndication rules which entails for 506c - all accredited or for 506b - you must have pre-existing substantive relationship with all of them!

@Ryan L. appreciation and cash flow tend to exist on opposite ends of a spectrum and your investment strategy should move along a sliding scale between the two based on a variety of factors.

Most people who buy existing homes use this strategy especially to avoid a short term capital gain.

Are you planning to buy a lot off an existing tract or are you planning to build somewhere where you would need to bring in main utilities. 

So I don’t know if Im just too inexperienced in finding better deals or that they just don’t exist in Miami.

I do also question why he cannot get an increase in existing loan.

We used gel baits, IGR (insect growth regulators), diatomaceous earth, and boric acid to get rid of them -- haven't seen any more of them in more than a year -- not sure how long they had been there.
