if it went through an actual foreclosure then as stated most if not all the junior liens should have been removed from title .. they still exist as to the person who lost the home.so something is no adding up.

They seem like such a great idea, I'm just not sure how many investors are actually using them.

I do have some large projects in the pipeline which could increase that number by another 100K or so but its safe to say low 300's and I will have a tax bill of about 50K this year so ultimately it is very safe to say I am liquid for 250K right now that I'm ready to invest.Due to my job I have access to subcontractors of all trades... roofing, tile, granite, flooring, paint etc at pretty much cost (day rates of the actual laborers).  

And talk about predatory, points on my sale price, not good.As to originations, there are many RMLOs out there who think they are compliant in doing seller financing, actually not from several fronts, their employer/broker must have such loans in their charter, insured and bonded lenders aren't covered with equity funded notes, and if they do any volume they may have loan concentration issues of high cost mortgages, this goes much deeper than what our newish loan originator testing goes to that they learn and it doesn't even go into underwriting!  

It's a bit overwhelming to actually find out that, I have stepped into and arena where I have absolutely no experience in.

They have a pretty decent track record actually.

Linoleum actually is all natural and buffs and polishes beautifully.  

If by "house for sale" you mean saw listed on Zillow.com, check to see if it is actually for sale.

There're a few investors on the podcasts that have actually done it. 

Actually, investing out of state I would be more comfortable with Cleveland as it is only a 7 hour drive in case I need to come over for a visit.
