Cash flow and appreciation are both random variables, they are both typically positive but both have an element of uncertainty, which is why I disagree with the "cash flow" is real and "appreciation" is a mirage mentality.

With fixed-rate financing here, if you choose short enough terms (1-3yr), you could (theoretically) crudely mimic that rate bands of an ARM, but the conditions of the financing would be different.I disagree with your blanket assertion that one would be safer with a U.S.A. style ARM, but it's an irrelevant debate since term-matching-amortization financing is not a reality in Canada.

I disagree with that even on pure rentals as well, having made most of my money on properties that did not cash flow day one, however it’s especially bad advice considering you’re talking about owning vs. renting.
