Eventually you're going to end up 1. in court 2. having your reputation as an investor trashed when a seller feels taken advantage of 3. being contacted by your state RE commission for brokering without a license. 

I usually like to pay a 50-100$ fee for the bid depending on size of the home.Then I attach their bid to my presentation, an investor will likely use them for the job eventually.
