So they tend to be happy to buy at a 5 cap and with rent grow eventually have a 7 percent return etc.Many pay all cash and then just refinance out or do a smaller loan in the beginning.

Meanwhile, these properties could be losing grandfather status and city liens are piling up making anything but an eventual foreclosure unrealistic.I often know who the players are and the history of the property much better than the original institutional lender.  

Or are you planning to live in the property you purchase and then eventually turn it into an investment property?

Certainly there are often unknowns associated with construction projects like this, so I wouldn't want to count on that timeline holding.If you've seen enough of the restaurants' recent financials to confirm that they've continued to do well in the past year or so (after the "Stonefield effect" would have fully kicked in) then presumably they're not heavily dependent on the popular-movie-going crowd from the wider area for their customer base, so there's probably nothing to worry about from the above project, and in fact, it should only help, eventually. 

I will go back to some kind of work eventually, but I would like to make the move to part-time work now if I can do it by supplementing with investments. 

In most cases, that means an eventual sale.  

Even if you buy via seller carry or cash, have to think about your eventual sale someday.  

So I decided to take a diploma in agency management and property services, which led me to researching property investment and eventually biggerpockets.com.

I would just read them all and not pick an order you will read them eventually! 

My goals here is to learn and eventually help out as much as I can.
