Never late and hardly ever had any maintenance issues (that were her fault) and she left virtually no damage to the house after leaving (except for normal ware and tear on walls, etc).

I don't count reserves for vacancy, cap ex, or routine repairs as part of my cashflow because they go into separate subaccounts (virtual) from my cash flow that I can use for purchasing other properties or to pay down debt.

I have no problem moving to a new location but I don't know what a good location looks like currently.You can virtually do real estate anywhere, its just a matter of knowing whats going on in that particular place.
