When you are new to the game it can be tough to start out.

No one has a crystal ball, and everyone is making their best educated guesses.Things are changing pretty rapidly, and we'll have to wait a week or two to see the effects of this stay at home order and how it affects employees, small businesses, tenants and landlords alike.

You'll probably be deleted for advertising or something by a VA, but it's good to see that they're pulling back on the initial pause... they probably realize that paying 50 employees to answer the phone and tell people they aren't lending is not making them any money. 

Hypothetically if you have full-time employees your business qualifies.

I suspect this is a very tough thing to get without great relationships with your banker..

These are tough times for everyone, the system is breaking down all over the place and people need grace right now.

You can find properties that will meet all of those metrics you have mentioned but they are going to be in tough areas.

@Paul Welden I get what you are saying, but finding a GC who wants to waste time on a sub 30k rehab with FHA paperwork has been tough for the past few years.

I suspect it will be tough to pull that off without assembling a team custom-built for this specific approach.

I think the main issue is that for the end buyers who are using a Bank for financing, it is going to be tough at this point as most lenders are not lending on construction and rehab projects in my area.
