@Stephen Lewis Various places, I bought a couple that were for sale by owner, two more from a company that bought bulk REO's from the banks, then the remainder on the MLS, but that's dried up.

I think I went 250 5* reviews in a row prior to recently where I've seen an uptick in 4*, often for things that are clearly hotel expectations, like the most recent one of a guest mentioning they loved their stay but were annoyed the communal pool area didn't provide towels and towel-drop and they had to take the towels back and forth from the house and dry them in between uses.

The general rule of thumb is that if the trails are completely dry, as in the dirt is crumbly, then there is no current activity.

In one neighborhood where I manage property (right behind UCF), the HOA issues warnings for every nit pinking thing - trash can or personal items being left in front of the garage, wetsuit hanging over the fence to dry, weeds growing in the front bed; the fine for not correcting it immediately is $1000.

He recently sold it for over $60K per door.To sum it up, a financial crisis the size of 2007-2008 can cause the capital sources to dry up and cap rates to expand thus dropping the values of multifamily properties.
