I'm seeing a lot of peeling paint, especially on bathroom ceilings; leaking plumbing and roofs with pots underneath the leaks; layers of carpeting, like old carpet is never removed and new carpet is just put over it, windows painted shut, decks and front porches with holes and pealing paint, old old old appliances, countertops and cabinets, rust stains in sinks, plaster walls with chunks missing and then the holes painted over, etc.Single family homes would be easier, but property taxes are so high I would have to own it outright to make any profit at all.Anyway, still looking.

Of course attention to detail is the key, so all electrical/plumbing/hvac/and etc penetrations will get spray foamed. The walls will get a flash coat of foam insulation, then R-13 bats to complete before the drywall.Your goals may not be the same as ours, EnergyStar rating, and HERS rating around 80-90, but that is the process we go through to achieve our ratings.PM if you have any more questions.

Example all owners in the pooling of a plan can only have buildings made with brick that are under 20 years in age etc. and the wiring and plumbing has to be updated to be insured.Insurance companies play the percentages and know when a building is older and those items haven't been replaced that the claims will start rolling in to payout.
